Q1. MANNOR GATES ESTATE LOCATION:
A. Mannor Gates Estate is a parcel of land undergoing development situated at Lekki Free Trade Zone, Ibeju Lekki LGA, Lagos -‐ State.
Q2. Who is the owner and promoter of the Estate?
A. Mannor Gates Prime International Ltd
Q3. What type of Title does Mannor Gates have on the land?
A. Deed of Assignment with Land Owners, Lagos State Government Approved Survey Plan and Excision (yet to be Gazetted)
Q4. Is the road to the Estate motor able?
A. Yes, the road to the estate is motor able, just after Dangote Refinery
Q5. Can I pay a deposit and pay balance anytime within the duration of tenure chosen?
A. After the payment of the initial deposit you are expected to pay the balance monthly. Non completion of payment as at when due (chosen plan) will be treated as fundamental breach of contract and will attract 5% of the cost of plot(s) monthly afterwards.
Q6. What about the development fee?
A. The development fee is three hundred and fifty thousand Naira .
Q7. What do I get after completion of payments for the land?
A. Receipt of purchase, allocation letter and contract of sale (after full plot(s) payment).
Q8. What will the development levy be used for?
A. It will be used for distribution of energy, drainage and other estate facilities.
Q9. When will my plot(s) allocated to me?
A. After 100% payment for the land.
Q10. Can I start building on the land now?
A. You can start building on the land after the physical allocation and payment of development fee.
Q11. Is there any time limit to commence work on my land after allocation?
A. Yes. Maximum of 2years with at least dwarf/short fencing or four(4) corners demarcation blocks. And you will be responsible for clearing
your plot(s) every six(6) months after allocation. A cost of N20, 000.00 per plot will be charged if left and done by us.
Q12. But if I fail to commence work on my plot after 2years, what happens?
A. It shall result to re-‐allocation of another plot in an undeveloped part of the estate and should be developed with at least dwarf/short fencing within 6months.
Q13. Can I re-‐sell my plot/property?
A. Mannor Gates can buy back plots from subscribers who have paid up on their land or assist to get a buyer. A charge of 10% (admin fee) is deducted from purchase/selling/current price in both cases.
Q14. Can I pay cash to your Agent?
A. While we are not discrediting anybody, All cash should be paid into the company’s account ONLY. Otherwise, cheque should be issued in favour of MANNOR GATES PRME INTERNATIONAL LTD. We would not accept any responsibility for any liability that may arise as a result of deviation from the above instruction.
Q15. What is the size of the plot?
A. 800sqm for corner plots and 600sqm for standard plot.
Q16. Is there any restriction regarding the type of building I can construct in the estate?
A. Yes. The estate layout is in sections and you are limited to build houses on each section based on designated use or plan for that section i.e. Bungalow, Blocks of flats, Detached houses(duplex). Note, “Face-‐me-‐I-‐face-‐you” and high rise houses will not be permitted.
Q17. What happens if I cannot continue with the payment or have completed payment? Can I get a refund?
A. Yes, Ninety (90) days notice has to be given by the purchaser, for the vendor to process the refund. If at the end of the notice the refund is not ready, another sixty (60) days shall be given to the Vendor, after which the purchaser shall get the refund of total money paid less 30% administrative expenses.
